Construction Company in F-6, F-7 and F-8 Islamabad for Rebuilds, Renovations and New Homes
Axis Constructions (Pvt) Ltd is a construction company in F-7 Islamabad and F-8 that works on some of the most constrained sites in the city. There are almost no empty plots left in these sectors, so nearly every project starts with a demolition or an existing structure. We handle CDA approvals, controlled demolition o occupied neighbouring houses, and builds on streets where there is no room to store material.next t
In F-7 and F-8, You Are Almost Never Building on an Empty Plot
F-7 and F-8 were developed in the 1970s and 1980s and have been fully built out for decades. What is available today is an old house, not bare land. That means the project you are planning is a demolition and rebuild, a full renovation, a basement addition, or a vertical extension, not a standard new build.
This changes the job in ways that matter before a single drawing is finalised. The existing structure has to be surveyed before you can decide whether to strip it back and reuse the frame or take it down entirely. Houses from that period often have no proper seismic detailing, original wiring and plumbing well past their life, and outbuildings with materials nobody uses now.
We survey the existing structure first and tell you honestly whether renovating or rebuilding gives you the better outcome for the money.
CDA Approves Your Plan Directly, There Is No Society Design Wing
F-7 and F-8 fall under direct Capital Development Authority jurisdiction. Unlike DHA or Bahria Town, there is no society office; the file goes through CDA One Window, where the Estate Management Directorate issues the initial NOC and forwards drawings to Building Control for scrutiny.
CDA now requires complete documentation. Incomplete submissions are returned, and the land documentation chain must be intact before technical scrutiny. Floor Area Ratio and setback rules determine permissible construction and are strictly enforced.
A key requirement is the neighbour NOC. Basements and work affecting shared boundaries require written consent from the adjoining owner. In built-up F-sector streets, securing these NOCs should be started early, before excavation.
We manage the complete CDA process through our in-house architects, from submission to completion certificate.

Construction Cost in F-7 and F-8 Islamabad
There is no single fixed rate for construction in F-7 and F-8, and a rebuild does not price like a new build on an empty plot. Three cost factors are specific to these sectors.
Demolition and disposal come first. Taking down a structure safely between occupied houses, protecting shared walls, and removing debris from a narrow street is real cost before any new work starts.
Site access is second. Restricted delivery windows, manual handling where a truck cannot reach, and staged material deliveries all affect labour time.
Specification is third, and in these sectors it is usually high. F-7 and F-8 plots are among the most valuable residential land in the country, and owners generally specify accordingly, which moves finishing, joinery and services well above a standard build.

Construction in F-7 and F-8 Islamabad, Frequently Asked Questions
Approvals and CDA
The Capital Development Authority, directly. There is no society office involved. Your file goes through the CDA One Window Operation, where the Estate Management Directorate issues the NOC and the Building Control Section scrutinises the drawings.
Yes, for a basement or any work affecting a shared boundary. On built-up F sector streets nearly every plot has a shared boundary, so this is usually required. Start collecting it early, not at the excavation stage.
Demolition forms part of your approved rebuild file rather than standing alone. CDA expects the demolition and the replacement building to be part of one sanctioned plan, so the approval comes before the machinery arrives.
We handle it. Our architects prepare the drawing set to CDA bylaws, assemble the documentation, submit through the One Window Operation, and respond to Building Control observations.
CDA can issue a stop work notice, impose penalties, and in serious cases order demolition of the unauthorised portion. Enforcement in the central sectors is active, and a neighbour complaint is usually all it takes to trigger an inspection.

It depends on the condition of the frame, the foundations, and how far your intended layout differs from the existing one. We survey the structure first and give you a straight answer, because the wrong choice costs far more than the survey.
It is, when it is planned. Party walls are protected, work is sequenced rather than rushed, dust is controlled through hoarding and screening, and debris is cleared on a cycle so the street stays usable.
Often yes, subject to CDA bylaws and a neighbour NOC for the shared boundary. The soil, the existing foundations and the adjoining structures all need assessment before the design is fixed.
Budget for three phases, not one: the CDA approval file, the demolition and clearance, then the build. We give you all three timelines after the site survey, so the approval and demolition stages are not treated as though they are free.

Site Constraints and Working With Axis
Deliveries are scheduled in stages rather than stockpiled. On the tightest sites we sequence material to arrive close to when it is used, which costs a little more in handling and saves considerably more in disputes.
Some disruption is unavoidable on a built-up street. What we control is the extent: working hours kept within what a residential sector tolerates, dust screening in place, the street kept clear, and one project manager your neighbours can contact directly.
Yes. We delivered the Elara Lounge in F-8 Markaz and another in F-6 Markaz, both full hospitality interiors with custom joinery and specified finishes.
Yes. Every project runs on a signed contract with an attached BOQ showing quantity, rate and total per line, including demolition and disposal, plus the schedule and payment stages.
Yes. You get weekly photo and video reporting, stage wise billing against the BOQ, and one project manager as your contact. We also run the CDA file and the neighbour NOC process, both of which need someone present.
